QUESTIONS TO ASK THE ESTATE AGENT
PropertiesInMauritius.com allows you to search and compare many properties, however once you have narrowed you search it is important to view the property this also provides you with a good opportunity to ask the seller a few questions to learn more about the property.
"How long has it been on the market?"
Anything more than 12 weeks suggests there could be a problem with selling the property. For example, it may be overpriced.
"How many people have viewed it?"
Again, a high number of viewings with no offer suggest that the property isn't being viewed by the right people, or that there may be an issue with the property.
"Have any offers been made and/or accepted?"
This will tell you the degree of genuine interest. Rejected offers suggest the property might be overpriced or faulty. Don't expect the seller to disclose the amount(s) offered.
"Have any sales fallen through? Why?"
There are many reasons a sale could have collapsed. If it was clearly the buyer changing their mind or not having the finance ready (both very common), that need not reflect on the property. If they pulled out for unspecified reasons, be alert for why this might have been.
"What is included in the price?"
This is important as there may be fixtures and fittings you don't want (and therefore don't want to pay for) or do want but they are not part of the deal.
"Would the vendor negotiate on the price?"
A good agent will have discussed a minimum price the vendor might accept, so it is worth asking the agent who is selling the property as you may be given a steer. Most property prices can be negotiated especially if being sold through a private sale whereby no agents (therefore no agency fees) are involved.
