No viewings
If you're selling privately, consider changing some of your photos or add more details such as floor plans so buyers can get a clearer idea of how the layout might work for them, re-think your target market and what details may be of importance to them. It might be that you've priced your property too high, it may be worth doing further research into what other properties are on the market for a similar price and consider whether a slightly reduced price may give you a competitive advantage when attracting buyers. It may just be that your advertising strategy isn't working, consider different ways of advertising such as web sites to improve exposure.
If you're selling with an agent, ask them why they think you've had no viewings. Find out how many enquiries they've had about your property and how many sets of property details they've sent out. Ask the agent what the market's like - have viewings been slow generally for example: Where has your property been advertised and how often? They may also have feedback as to why potential buyers have decided against viewing your property.
You've received no offers
If people are viewing your property but not willing to make an offer then you need to consider why. If viewings are occurring then a demand is present for your type of property, however a lack of offers suggests those who are viewing are disappointed with what they see compared with what is advertisied. Consider how others view your property and consider re-decorating, de-cluttering and if all else fails and you need a quick sale consider re-valuation.
Slow progress
Some buyers put in an offer on a property in a very casual manner rather than making it a serious commitment to buy, so find out up front if they have a mortgage in place. Communication with your agent if you have one, or with your buyer if you're selling privately, is also key to keeping track of how the chain is progressing.
